The proposals for One Brunswick on the site of the infilled Toxteth Dock was to be a place-making piece of urban regeneration. It was designed to revitalise and enliven Liverpool's historic South Docks. Therefore, creating a genuinely mixed live/work neighbourhood that was fully aligned with the emerging principles of the '15 minute City.' It would help provide the answers to how people will live over the next generation in a world shaped by the priorities of global warming, technology and the realities of a radically altered post-pandemic world.

One Brunswick offered a genuinely new housing typology that was at the same time rooted in delivering upon the aspirations and priorities of our city residents. The apartments, arranged in a stepped U format, were orientated to provide our tenants with the optimum views over water or the city and avoid overlooking the proposed adjacent development. All views from this building are predominantly south and west-facing.

At the heart of our proposal, we envisaged a green trail rising from the docks to a perfect vantage point giving 360-degree views. This would boast visual connections over the Marina and the 3 Graces to the north, also of the Cathedrals and City to the east, and long views over the Mersey and the Wirral peninsular and the Welsh hills to the west and the south.

Key features included:

- A 1.075 km (0.668 miles) green roof trail, extending from street level to 16 storeys, giving outstanding views, 25 m2 of amenity space per apartment and the opportunity to meet and connect on a daily basis.
- 478 apartments in 1,2 & 3 bed including over 182 dual aspect duplexes.
- Every single apartment on the upper levels will have a private outdoor balcony (4.5 m2)
- 200+ car parking spaces 
- Substantial non-residential accommodation is provided which includes 995m2 of retail, and 901m2 commercial space with active street frontages. These commercials, retail and leisure opportunities will create over 100 new jobs.

Unfortunately, due to a change in Liverpool City Council Planning Policy regarding the land use designation, we have withdrawn the application.
