One Kings Dock Street is an innovative and sustainable building in the Baltic Triangle.

This innovative new building will enhance the extraordinary blend of the old and new buildings which forms part of Liverpool's distinctiveness. It lies in the heart of the Baltic Triangle close to Wapping Warehouse.

The scheme offers 257 spacious apartments in a mix of 1-3 bed units including duplexes. All apartments have excellent outward views over the city or the waterfront. There is a basement car park for 70 vehicles. Cycle spaces are provided for every apartment.

The building provides an interesting and varied silhouette on all three wings which rise up from 11 to 16 storeys. The facades take visual cues from the warehouse typologies within the area and have a formal expressed frame forming a gridded façade. Vertically stacked recessed balconies or staggered cantilevered balconies provide amenity space for each apartment and reference the vertical bays, and recessed balconies, echo the hoist slots of the warehouses.

The façade is articulated by brickwork detailing and stone and other masonry elements set out in different planes. With projections and recesses which, along with the balconies, create a strong interplay of shadow and depth.

The gable ends of each wing are expressed with a wide balcony set between 'bookends' of slender vertical brick piers providing a strong vertical element.

The scheme incorporates green/blue roofs which are used for both water attenuation and for residents' terraces enabling residents and their guests to take advantage of the spectacular views from this prominent site.

The podium level is expressed architecturally to provide a distinction between ground and upper storeys. The light-coloured stone plinth anchors the scheme with a strong base. These lower storeys are lined with large glazed openings to present active street frontages with good visibility and will serve to animate the surrounding streetscapes. The ground floor level is for commercial/retail uses.

This proposal will be the catalyst for the start of a wider regeneration of the wider area.
